TOOLS AND RESOURCES

Below are some of my top resources for real estates, investing, finances, business tools, and website and social media tools. These are tools I either use, have used, or done enough research that I will be using going forward.

LENDERS AND FINANCING:

  • Lima One – lima One focuses on lending to real estate investors. They offer a few different type of loans. Some of which are fix and flip, long term rentals, and multifamily. One nice thing about lima one is the loan is based off the property or projects numbers and not your debt to income, etc.
  • Academy Mortgage – I have used academy mortgage a few times. They are more of your tradition mortgage lender and they offer 10-12 different loan options. They are great to work with.
  • Visio Lending  – Visio Lending focuses on long term rental properties. They focus on both single family houses and vacation rentals. 
  • Corevest – Corevest focuses on help real estate investors. Some of the type of loans they offer are Rental portfolio loans, Single rental loans, Build to Rent, Fix and Flip, and Commercial Loans.
  • Sofi – Sofi has some great options to help you work towards your financial goals. I have used them in the past and they are great to work with. Some of the services they offer are Investing, Personal loans, Student loans, Home loans, and online banking.

PROPERTY MANAGEMENT:

  • Buildium – Buildium is a property management software. You can advertise rentals, accept applications, screen tenants, collect rent online, sign leases remotely, handle property maintenance requests, pay bills, book keeping, etc. This service is very affordable. You can basically run you business from anywhere you have internet access.
  • Cozy.co – If you are not to the point that you need Buildium this is your answer, and it is FREE. If you have a small number of rentals this is perfect for you. You can accept online payment, tenant screening, advertise, and more. I highly recommend it.
  • Hemlane – The more that I look into this management the more I like. This is made for the person who has rentals rentals long distant or just want a little more help with managing your properties that are close to you. They offer 24/7 customer service support, etc. So they can take calls from your tenants and help schedule maintenance repairs, showings, etc.
  • Avail.co – This is a new property management software that I was introduced to this year (2020). It is fairly similar to Cozy and I think I am going to give it a try on my next property.

BUSINESS MANAGEMENT TOOLS:

  • Google Voice – Google Voice is a telephone service that provides call forwarding and voicemail services, voice and text messaging, etc. This is great for both personal and business us
  • FreshBooks – Freshbooks is basically a all in one invoicing and accounting software. Some of the features included are invoicing, expense tracking, time tracking, accounting, estimates, payments, etc.
  • Blue Host – Blue host is one the best web hosting companies out there. It works great if you decide to use word press to design your website. Some of the features blue host provides are free domain name for the 1st year, 1- click WordPress install, 27/7 Support.
  • Site Ground – Site Ground is a web hosting site. Their tools and resources are meant to help you build a site easily and website management.
  • WordPress – WordPress.com gives you everything you need to start your website today. Free hosting, your own domain, a world-class support team, very customizable to your needs, and so much more.
  • Evernote – I use Evernote daily. It helps me keep track track of everything. Evernote is an app designed for note taking, organizing, task management, and archiving.
  • Trello – Trello is great way to manage and collaborate on a project. It makes it easy to prioritize and organize your projects, etc. One nice thing is that it is free.
  • Fiverr– This a great resource to offer up your skills and freelance. Or you can outsource tasks.
  • And.co– This is a great resource to help you run you small business or freelancing business.

  • Fundrise – Fundrise is crowdfunding for real estate. You basically get to invest in multi-million dollar real estate deals with just $500. Some of the pros with Fundrise is you get to diversify your portfolio, 8-12% historical returns, low fees, various plan options to meet your goals.
  • Peer Street – PeerStreet is a marketplace where accredited investors can invest in high-quality private real estate loans. Building a portfolio is simple. You can curate your own portfolio of real estate loan investments or allow PeerStreet to do the work for you with Automated Investing. Just select a few custom parameters and peer street will place you into loans automatically.
  • Acorns – Acorns is great because you can invest your spare change. Set aside the leftover change from everyday purchases by turning on automatic Round-Ups.

  • Ally Invest – Ally Invest is apart of Ally Bank that is on this list as well. Ally Invest is for everyone, whether you are new, experienced, or somewhere in between. They have an option to self manage your portfolio or have it managed for you based off your goals.
  • Personal Capital – Personal Capital is a financial planning and wealth management tool. Some of the things they offer that I like are. Cash Flow and Net Worth Calculators, Investment check up tool, etc. Their tools help you make better financial decisions as well as plan for retirement better.
  • Ally Bank – Ally Bank offers a few different services (Banking, Invest, and mortgages). I have loved using Ally bank as some other online savings account for more long term goals (trips, kids future, etc.) It is so user friendly.
  • Robinhood – I am no stock market guru or trader guru, but Robinhood has made if very easy and simple for me to invest in stocks that I am interested in and help me to diversify. Get free stock when you sign up with this link

  • Pic Monkey – PicMonkey is a online photo editing and design service. Their tools help you create great social posts, ads, cover photo’s, etc. This is a tool to help make your blog and social media posts stand out.
  • Canva – Canva is a graphic design tool website. It helps to create great logos, social media posts, posters, flyers, Animated social media posts, etc.. This tool is very helpful and I use it almost daily.
  • Tailwind – Tailwind is a media scheduling tool that focuses on Pinterest and instagram. This is to help you grow and dominate your social media marketing, promote those blog posts, or instagram posts. It nice because you can sit down one day a week and schedule all your posts out for the rest of the week. This is a great tool.
  • Convert kit – This is a email marketing platform for online creators, bloggers, etc. Their goal is to help you connect with your audience and to grow it. By growing your audience you can also grow you income. The nice thing is you can try it for free.
  • Sendowl – Send Owls goal is to help you sell digital products directly to your audience or customer. It is nice because they make the sells side of thing easy and simple.
  • Gumroad – Gumroad is like sendowl. They make it so you can sell digital products to your customers as well. It is nice because they make the sells side of thing easy and simple.
